Set within the remote bushland of Noosa North Shore, this project is a refined response to both environment and lifestyle, a carefully delivered home that balances architectural intent with the realities of a highly constrained site.

Designed by Reitsma & Associates and constructed by Gold Leaf Constructions, the home was shaped by its context from the outset. With all materials and trades required to access the site via barge, and construction impacted by tidal conditions, detailed planning and disciplined coordination were critical throughout the build. The challenges extended below ground, with significant rock across the site influencing excavation, structure, and services, requiring ongoing problem-solving to maintain programme and design integrity.

At the heart of the home lies a 16-metre semi-enclosed pool, a defining architectural feature that runs the length of the residence. This central spine connects living spaces while introducing natural light deep into the home through overhead skylights. The execution of this element demanded a high level of precision, particularly in waterproofing, structural coordination, and the integration of glazing and finishes.

Externally, the home presents a clean, linear form consistent with its mid-century inspiration. Long runs of metal cladding required meticulous set-out and installation to achieve visual consistency, particularly under BAL constraints where tolerances were critical.

Internally, the home is resolved with a focus on simplicity, durability, and liveability. Open-plan living areas connect seamlessly to outdoor spaces, while careful zoning provides privacy and flexibility for long-term use.

Delivered in a challenging coastal and bushland environment, the project reflects a disciplined approach to construction, where attention to detail, material selection, and builder oversight have combined to produce a home of enduring quality.
