Where do you build?
Gold Leaf Constructions proudly services the entire Sunshine Coast and surrounding regions — including Noosa, Caloundra, and the hinterland. If your site is situated in a location that demands special access or delivery considerations, we’ll happily assess its suitability as part of our PSA phase.
What is the typical build time for renovations and new homes?
Every project is unique. Generally, small to medium renovations may take around 6 months, while larger custom homes typically range between 12 to 18 months depending on complexity and client decisions during pre-construction. We’re committed to providing realistic timelines from the outset.
What is the Preliminary Services Agreement (PSA), and why is it important?
The PSA is an initial agreement that allows us to collaborate closely with you during the early stages of your project. It covers services such as site assessments, preliminary designs, and cost estimations. This ensures we align your vision with practical considerations before entering into a full construction contract.
If I sign a PSA, do I also need to sign a full contract?
Yes, but not immediately. The PSA is a stand-alone agreement to guide design and costing. Once your design and scope are finalised, we then prepare your fixed-price building contract. The PSA phase reduces the risk of surprises and ensures your contract is realistic, accurate, and in line with your vision.
How do you ensure my project stays within budget?
We prioritise transparency and meticulous planning. By engaging in the PSA phase, we identify potential challenges early and provide detailed cost breakdowns. Our commitment is to deliver your project without unexpected expenses.
How do you handle changes during construction?
We understand that adjustments may arise. Our change management process is structured to assess the impact on time and cost, ensuring you make informed decisions. All changes are documented and approved before implementation.
What warranties do you offer upon project completion?
At Gold Leaf Constructions, we’re committed to long-term quality and peace of mind. In line with QBCC regulations, we provide a 6-year and 6-month structural warranty to cover any major structural issues. For non-structural concerns, while the statutory Defects Liability Period is 6 months, we go a step further — offering a 12-month maintenance period as a reflection of the care and confidence we place in our work. Why do I need to pay QBCC Home Warranty Insurance?
Residential construction work in Queensland valued at over $3,300 requires QBCC Home Warranty Insurance. This provides essential protection for homeowners against non-completion, defects, and subsidence for up to 6 years and 6 months. GLC arranges this on your behalf, and you’ll receive your Certificate of Insurance directly from the QBCC.
What’s the difference between a Prime Cost (PC) and Provisional Sum (PS) item?
Prime Cost (PC) items are allowances for fixtures or finishes that haven’t been selected at the time of contract — such as tapware or tiles. Provisional Sums (PS) are allowances for works where the full scope isn’t known yet — like site excavation. Both are estimated with reasonable accuracy upfront, and any changes are discussed transparently as selections or site conditions evolve.
Can I visit the construction site during the build?
Yes, we encourage client involvement. Scheduled site visits can be arranged to walk you through the progress and address any questions you might have. Safety protocols will be in place during these visits.
Do we need to bring our own building plans?
Not at all. We’re happy to work with your chosen architect or introduce you to a designer that suits your project style and location. We’ve formed long-standing relationships with some of the best designers in the region and can assist in assembling the right team for your home.
Do you work with external architects and designers?
Absolutely. We have a history of successful collaborations with various architects and designers, including Reitsma & Associates. Our goal is to bring your vision to life, whether it's through our in-house team or external partners.
Are you insured?
Absolutely. We maintain full insurance coverage, including $20 million public liability insurance and comprehensive annual contract works insurance — giving our clients peace of mind every step of the way.
